    ‘Merricks lifestyle property offers rare opportunity (28 NOV 2018)

    A “modern country” house is aiming to become just the third property to sell in Merricks this year — and one of the priciest to ever change hands in the Mornington Peninsula town.

    Privately positioned on a no-through road with sparse neighbours, 13 Yal Yal Rd offers a true escape from the hustle and bustle for $5.5-$6 million.

    Kay & Burton Flinders’ Andrew Hines said the five-bedroom house was completed in 2015, on a verdant 4.29ha landholding a short stroll from the Merricks General Store.

    “The views are incredible, from Western Port back over vineyards and the countryside,” Mr Hines said.

    Houses rarely hit the market in the Mornington Peninsula town. CoreLogic records show just two have sold there this year: 26A Merricks Rd for $4 million in April and 3492 Frankston-Flinders Rd for $1.07 million in March.

    The only other Merricks property listed on realestate.com.au is 3485 Frankston-Flinders Rd with Paton Real Estate for $5-$5.5 million.

    According to CoreLogic, a six-bedroom house on 11ha at 3509 Frankston-Flinders Rd achieved the suburb’s priciest residential in late-2014 at $6.5 million, followed by a five-bedroom house on 18.5ha at 70 Thompsons Lane at $6.02 million.

    The double-storey house at 13 Yal Yal Rd features an exterior clad in striking grey ironbark.

    The natural look also pervades the interior, in Italian bluestone, Carrara marble and timber detailing, plus blackbutt flooring.

    The main level features 5.8m vaulted ceilings, a main bedroom with an ensuite, and an open-plan living and dining area with a day bed and Cheminees Philippe fireplace, plus a kitchen containing a coffee bar, butler’s pantry and AEG appliances.

    It opens out to a heated pool, with a barbecue terrace also on offer.

    Four other bedrooms, a media room, rubber-floored gym and study make up the lower level, while horse facilities, a dam and five paddocks can be found on the grounds.

    The property is being sold privately.’
