7 Townhouse Development Project in Melbourne North- JV Money Partners Required

The Deal is to purchase an existing house and construct 7 new townhouses.

Project Summary details below:

Project Strategy: Delayed 12 months settlement to obtain a planning permit for 7 townhouses. Then presale, build and exit the project.

Timeframe: 24 Months.

Money Partners: Looking to team up with 2 money and loan partners immediately.

First partner to contribute $489k cash throughout the first 12 months of the project, and service a loan of $750k once settlement occurs at the 12 months mark.

Second partner to contribute $466k cash throughout the second 12 months of the project, and service a loan of $750k.

Project Return on JV Funds: 50.5% for 1st cash partner and 35.3% for 2nd cash partner over 24 months. The JV doing partners are made up of Don and Tino who are classified as 1 single party, so profits will be shared between 3 parties only.

My business partner Tino Maugeri has also completed the Property Apprenticeship with Steve McKnight,PDS – Property Development Blueprint Program with Amy & Jason Byron and Ultimate Real Estate Success Coaching Program with Dymphna Boholt. He compliments my architectural strengths with his building construction and project management background. He has more than 25 years’ experience in management roles with 11 of those years being on building sites.
