    Hi to all.

    I am undertaking a feasibility on a sport re-zoning for a day care site in Perth. I have a site that is perfect, in terms of demographic, income, and an absence of competition. in a preliminary kick off meeting with council, they have indicated that subject to the usual process they would support a spot rezoning.

    The site is 1500m2. Is there some one out there that has gone through the process? it doesn’t have to be in WA. Numbers around day care appear to be kept close to peoples chest.

    My Questions
    How do I determine the ideal mix and number of placements
    How do I determine the value of the site post Spot re zoning
    Approximate costs for the spot re-zoning, design, DA etc
    How to establish value once complete.
    My goal is to build, and lease out. Are there any rues of thumb for lease values.
    Any other advice, does and don’ts.
