    I own an older style 3BR/1bth BV home in the poor area of a reasonably affluent seaside town.
    It’s been rented a the time I’ve owned it. It needs serious renovation. Wondering if it would be better to borrow to renovate OR knock it down and build 2 (or 3) units on the site (this would be the first improved property in the area so STCA obviously applies).

    The rates notice gives a property value of approx. $500K as is.

    Thoughts?
