    Hi there.. New to property investing and would appreciate any recommendations for a financial planner in Victoria…preferably Mornington Peninsula area. I’m 54 and my partner 50, both employed and with a decent amount of equity in our home and keen to enter the PI market… just need some good advice to head us in the right direction.

    I used to be a financial planner with the Dover group http://www.dover.com.au/. I suggest you contact them for a referral as they are one of the best groups out there – no banking ownership and all of their advice is checked by head office and a law firm for sign off.

    I’m in discussions with Precision Private Wealth for my planning. They’re pro property, have a ton of knowledge on smsf info, etc

    They’re based in Adelaide but I’ve sorted everything by phone and email so wouldn’t really matter if I was elsewhere I don’t think.

    Referred some clients in Melbourne to Dover who wanted face to face and we weren’t in Melbourne for a couple of months so certainly recommend them.

    From the sounds of the original poster though, it actually sounds like the best initial port of call would be an investment focussed mortgage broker who can advise them of their capacity to actually purchase, as this will dictate the options available to them!

    Do you need a financial planner or an investment savvy mortgage broker? To me – it sounds like the latter is required.

    If you wish to invest for capital growth I highly recommend you look for properties locally. The Mornington Peninsula had a growth rate of 18.7% last year and the area continues to perform well. In fact, the clearance rate is above 70% while the inner city Melbourne down turn persists. Agents appear to be very upbeat in the area too. In the most premium markets such as Portsea prices have increased in excess of $700,000 within the past 12 months alone!
