    Hi All,
    I have located the area/suburb, How do I buy now? Are there any avenue other than buyer’s agent and real estate agents?

    I was educating myself to buy IP for last 3-4 months. I have posted questions here and got good responses.
    I am able to research and find area, suburb which are good scope for IP. I live in Sydney and these area are in interstate. What would an experienced investor do?
    1) Does Investors look for properties in domain.com.au or realestate.com.au and call real estate agent? Mostly the area I zero in go on auction.
    2) Engage buyer’s agent? They charge $10-15K, not sure its worth.

    Hi San. I normally talk to property managers, other investors in the area and buyers agent in the area. You can get a good idea of what tenants want, ways to boost rent and what to avoid. I’ve put plenty of offers down subject to pest and building. Get the p & b done and than go from there. What areas are you looking at?

    I am looking at suburbs 10-13 km away from Melbourne CBD.

    Your best bet would be to try and find an investor on the ground there. Someone who knows the ins and out of the suburbs etc. Good luck with it :)

    What are your thoughts on using a buyers agent. Most of them say that the value for money come from their access to off market properties and they can negotiate a better price.
