    Hi experts,
    I am looking to invest in strata offices and have come across quite a few little ones leased to serviced offices type companies.
    They are typically less than 100sqm but initial yield seems pretty reasonable with some quoting 8%!

    Obviously, if things look too good to be true, they probably are.

    Has anyone invested in that kind of strata offices, enjoyed the rent escalation and eventually sold with reasonable capital growth?
    In fact will it be challenging to sell one of those?

    If there are any other things I should be wary of with that kind of mini strata offices, please kindly share your
    thoughts/experience/advice.

    As with any strata purchase always ask for a copy of the last 2 years AGM minutes and financials as this will tell a story you will need to be aware of before proceeding.

    Find out who the commercial agents are in the are and talk to them about the particular location as they will likely have intimate knowledge about the complex.
