    Hi all,

    Do private lenders offer the same 30 years tenure for investment property loans? And also, does any of them provide 100% LTV?

    No they don’t offer 100% loans for investment.

    We certainly don’t offer 30 Year loans but i can’t comment about others. Have to say I doubt it.

    Private lenders typically focus on short-term or medium-term funding, so 30-year tenures are uncommon. Loan terms are usually 6–36 months, sometimes extending to 5 years depending on the deal and exit strategy.

    As for 100% LVR, this is also very unlikely. Most private lenders cap lending at 60–75% LVR, sometimes higher only with additional security or strong equity buffers. The emphasis is on asset protection and a clear exit rather than maximising leverage.

    Private lending works best as a bridging or strategic solution, not a long-term replacement for traditional
