    Hey all,

    When making an offer through a private sale and putting conditions in it like ‘Subject to building and pest inspection’ can you pull out of the contract after the cooling off period due to minor building repair or can only terminate the contract if the property has a major structural deficiency?

    Or does the writing in the contract need to state this instead ‘Subject to building and pest inspection to buyers satisfaction’ to pull out of the contract for minor repairs and possibly counter with a lower offer and use the minor repairs as leverage?
