    Wondering what people think above apartments above shops as investments?

    Am considering one, seems close to positive cashflow, probably neutral, not a particularly trendy area though, very few other apartments on shops in the vacinity although the council plans want to encourage more.

    Quite attractive though, I would have been happy to live there in my younger years, but on the drawback it has very little scope to value add.

    Anyone with experience with these apartments? Difficulties? Capital growth?

    I was looking for a different thing in this area (unrenovated units) when this caught my eye.

    In property you generally don’t want to stand out from the crowd – it’s better to buy the average type of property, than the unique one. The issue is that you will limit your buyer pool somewhat as some buyers + valuers will see it detracting from the value.

    There’s millions of houses in Australia, of which there are many A grade properties. Stick with the A graders to limit any value issues for the long term.
