binvested

hey guys
just wanted some advice of guys on here as I always do before making any decisions.
looking at getting involved with binvested for next property they charge 9900 to source a property but they want money up front. Now I have cash but need an equity release but they seem to say to pay the fee and if I don’t get the equity release they will refund the 9900 and that its easier to get an equity release if you already have a property lined up hence me paying the 9900 and them finding a property.
Seems a bit backward but as mention would like some opinions
