    Our first IP, werribee or st albans, which suburb should we go?

    Werribee has some nice areas and air quality seems better, but we heard the nightmare of traffic and oversupplied houses, we also heard big developments going on there, do you think the developments will significantly comprise the oversupplied houses and relief the traffic?

    St albans is much closer, but it seems not as nice as werribee.

    Personally I would not touch Werribee whatever your strategy is.

    Re St Albans – what is the strategy? for development? not much going on there to be truthful – so you would want to assess is this for investment – PPOR? if investments, house or unit? The good thing about St Albans is the proximity to the city however, it ain’t the top of the list for young families.

    Think about Braybrook?

    We want to buy a house with backyard.

    We know both subsurbs are not desirable for young family, but we have very limited budget, $350k.Braybrook is too expensive for us.

    The strategy is to buy and hold for a long time.

    What about laverton?

    Hi Laverton is good and if you are looking for a house with backyard, buy one which can be developed through a dual occupancy- you had value and get two incomes. Hobsons Bay Council will require you build before a subdivision permit is issued for separate titles. The same will not apply in St Albans(hot and untapped area for dual occs) or Werribee(proven area for dual occs), which is quite underpriced. Need help finding the right type of development site?     Werribbee South is now an upmarket suburb no longer the poor image it had.

    Can you explain a bit more about the difference in subdivision between Brimbank and Wyndham councils?
    Which council is easier to get planning permit?

    Hey there. Werribee traffic = awful! It’s only going to get worse with the addition of so many (10s of thousands) of new dwellings still going up over the next few years. I’m personally looking at St Albans but for $350k unfortunately you won’t get much land for a development at all. Maybe Deer Park?
