Development/Town Planning Question.
Im currently looking for a IP in the Moorabool Region, I want to keep the front house and subdivide 1 into 3 and build some dwellings like a single story 2/3 bdr duplex at the rear. Ive spoken to council and they are 50-50 about it. The land size is 929sqm, 4 bdr house is set at the front with side access. It is zoned GR2 meaning it can’t take up any more than 70% site coverage and has a easement 9m from the back which I’m not too concerned of as that could be used for POS such as small backyard or courtyard. Does any of you expert developers/town planners have an opinion to whether this would be a suitable development, the numbers are OK its just whether the size of the land and zoning requirements are too restrictive to build something that is a decent size and product.
