    I decided to sell a residential investment property. I gave my Real Estate Agent instructions to serve a lease termination on my tenant who had a periodic lease in NSW. The Termination Notice was defective and the tenants refused to vacate. In the meantime I had a contract of sale to a purchaser on the basis of vacant possession. They validly terminated the Sales Contract. What recourse do I have against the agent?
