    Thats funny Engelo – I send that ebook to clients (with Jay’s permission). He was chatting to one ofmy clients yesterday I believe.

    Its a few years old but the same principles apply from slumlords, to Guru’s to bloody spruikers (of which many have disappeared but enough there to continue ripping people off).

    Jay mentioned that he has been working with you and making big strides in the right direction which is great.

    I encourage anyone investing in the States to chat to people on the ground preferrably with a online reputation – the three that come to mind here are Nigel Jay and Engelo – who I know will help people dig people out of a hole. And believe me there are a lot of holes…..

    Hi from an aussie located in NY.

    We own our own apartment here in NY but have investment properties in Sydney. The biggest misunderstanding I have found from Australians about the USA after living here for 10 years is that there are 100 major cities here in the USA….not just 2 eg Syd/Mel.

    This means people move around a lot for work AND there are a lot of choices about where to live which keeps capital prices down.

    Don’t get me wrong my part of Brooklyn has gone up 10.2% for the last 5 years (and 7.6% over the past 30)…..so there are parts of the USA growth seems to be in abundance. But understand the real issue with Sydney/Melbourne driving up rents/purchase prices is people refuse to live in Nowra.

    Just a thought from a total novice about my own personal perspective……

    I think you are dead right

    I also encourage people to stick to cities. I am personally based in Florida and have a partner in Orlando but there are other options.

    One word of caution stay away from one industry locations. A big pus in North Dakota in the mining areas. I have already dealt with a few people who have lost most of there money with the price of oil at $46 a barrel it is just the tip of the iceberg

    If you invest in America one of the best markets

    look for growth cities and states

    Warm whether states

    Stay away from locations like North Dakota and Detroit ect

    There are much better locations

    DeanCollins – good story – I had an apartment in Williamsburg on Beford Ave – bought it 2005 pre hipster in the time of the modest jewish neighbourhood and sold it 2013 in ‘hipster – home of VICE land’ and made some good coin.

    Where is yours buddy?

    Are you using a realtor? I had a good broker I met when I first rented in NYC and he took care of me so had mostly professional expats staying there through a corporate re-location program so got a great yield and no damage. Funny story – I sold the apartment to my ex-partner (market value :)

    Williamsburg on Beford Ave

    Small world, my wife and I live in Brooklyn heights on Cark near the 2/3 subway.

    NY is going up a lot year over year, but the problem is city taxes, eg even though our apartment is going up 100k or so a year it costs $24k a year in coop fees (60% city taxes) plus the $40k in mortgage etc plus any kind of renovation in NY costs 3x etc what it would anywhere else…….
