    Hi all – I’ve checked realestate.com.au and I’m new to property development but if there is some land for sale in a normal residential suburb that is approx 375sqm and there are some houses and units around it, what are the chances the government will allows 3 separate titles on it so that 3 separate units or houses can be built on it? I guess what I am trying to understand is if councils generally easily approve 3 separate titles in a normal residential suburb where families live.

    Find out the name of the Council and look up the planning scheme to see what zoning and overlays affect the land, and what’s permissible/possible development-wise: http://planningschemes.dpcd.vic.gov.au/. Then ring the Council to find out more information about the specific site.

    It is unlikely that three dwellings will be permitted on such a small site, due to minimum habitable space, density and set-back requirements.
