Just wondering if anyone knows where I can find a quality business plan template for attracting money/JV partners?

The business plan is not that important. No one wants to read 20+ pages. However you should still have one prepared. Here is a good website:

What’s more important is your attitude, passion and drive for your business. Also have a max 3 page summary of your business plan.

I think you’ll find that you need to have already successfully sold the idea to most investors to even get them to take the business plan into consideration, it’s more a confirmation than sales tool.
What sort of business is this?

Hi Corey,
Yeah, completely understand that, however don’t want to be caught out unprepared:)
I work with a builder and so have relationships with a number of land developers. It means I sometimes come across opportunities suitable for investors who are interested in delving into some small scale residential development opportunities.
