Just purchased my first investment. Doing some calculations, its set to be negative geared signifcantly . Planning to buy another in 3-4months that is positive that can balance by first purchases. What ratios/calculations should i be working with when doing my research ?

    Thanks

What ratios or calculations are you talking about? There are a bunch of websites etc that broadly outlines how to calculate costs of IPs, and with that you can use the rent to work out expected income / loss per year.

This can help you estimate your cost/income.

    Hi Giles,
Congratulations on your first IP purchase !! Well done. *applause*

Doing some calculations, its set to be negative geared signifcantly.

Have you taken all calculations into account (Tax deductions, capital allowance, etc) in saying that? If not, do try it.

In fact, do you want to share (broadly) the income/costs that you are including?

Who knows, we may be able to make it less negative for you, or, we can give you a 100% Pass mark for doing the numbers !! Whatever, it’s all good, and it would be great for other new investors to see a real life example to digest,

    Benny
