Hi friends! Can any one please tell me the relative advantages and disadvantages of buying house that is on concrete stump as opposed to the one on slab. Thanks.

How tall are the stumps? Can you build in underneath?

In Queensland, Houses were built on stumps to allow air flow under the house to stay cooler in summer.
Stumps are a cost effective building practice on sloping blocks. Saving on fill, excavation and import of fill.

Thanks Demkel for your input. I am talking about an investment property I want to buy. Not sure about the height of the stumps. Is there any disadvantage?

Obviously there are a heap of considerations including the slope of the block and what type of bricks you are using – a high footing will waste a lot of bricks.

Generally stumps are cheaper however, we usually go slab. Remember there are height regulations for the stump to floor level.

    Cheers, Ivan

It may be worth considering a building inspection. Stumps have been known to sink if they have not been installed correctly, thus requiring replacement.
