    Hi,

    Can the experts on this forum let me know as to how many townhouses can be built on 1100sqm of land? The zoning is R2 in Hornsby.

    A) do the research yourself and look up it in the development plan for the local area/council 

    b) go ask the local council and then get them to refer to the pages in the development plan that refer to the zoning and density for that area.

    c) go hire a planning consultant to investigate the property for you.

    Wilko1,

    I have checked the Council Map and the zoning is R2-Medium Density.

    I believe in Medium Density zoning one could build a duplex townhouse and hence my question for experienced developers if one could get 4 in the plot size mentioned in my original post
