    I would like you to tell me what is your. 

    1) Interest Rate 

    2) Bank Name 

    3) is it Principal and Interest or Interest only. 

    Some of the websites are projecting, Loans from 3.99% . I want to know if this is actually true.

    Why bother?

    too many variables such as commercial or resident. LVR, total borrowings with lender, individual or company borrower etc

    g. I have a client paying 4.83% with ANZ. He is getting a much better rate, but his situation is totally different.

    4.83% is very good with ANZ.

    All I know is that I always seem to negotiate much lower rates for my clients portfolios than I've been able to arrange for my own.

    Rather meaningless post as too many variables.

    I personally receive 1.3% discount off the SVR with Anz however my portfolio has a value of > $26M and a loan exposure of 776K all on a P & I basis.

    As this is not the average investor course it is immaterial.

    Interest rates are fairly low down on the pecking order of features for successful investors.

    Dear Terryw, 

    I am Getting 4.92% Interest from ANZ for all the properties. 

    1) Residential. 

    2) Some are 600,000 and some are 350,000. But all my properties, They are offering 4.92% . 

    3) No yearly charges. 

    Because on this forum we discuss about property Investing, I would like to know what other are getting. Qlds is getting 1.3% discount, That is huge than his interest rate will be 4.58%. I wish I can get that will transfer all my properties to his loan account. I am only getting .96% discount. 

    1) No application fee 

    2) No Yearly fees 

    and trailing commission for my broker at .22% per month. We are all happy. No news is a good news. So, i thought I got a better deal.

    Its not a bad discount. But I wouldn't say it is the best deal you could get.

    unlikely that a broker would get 0.22% per month. More like 0.16% per year and increasng after you have after the loan for 4 years.

    Sorry it is .22% per year. I am still happy, he got me the best deal out there. When I went to bank. They offered me 5.2% But the same bank from the Broker was cheaper.

    FIxed in a few loans at the 4.79 % 2 years with CBA when that offer came out.

    Thats is a good interest rate. You moved in at smart time. I Hope interest rates will come down and I wil be way below that what your are getting. But I must say it is pretty good. 

    What about yearly fees.

    I think chances of a interest rate drop are slim at best.
