    Hi guys,

    I'm nearing the end of my renovation I'm doing for my first IP. My house as I bought it is a light blue colour made of bricks and weatherboard. Some weatherboards are painted, some are not (I'd say 15% isn't painted) and some have paint starting to peel. I've got a quote for $8500 to repaint the whole double storey home, its balcony and gutters.

    My question is, in this current rising market, how much valuation would I expect from painting the external of my house and would it be worth it? Or would I be best to just leave it as is?

    Abit about the house, it is in Coopers Plains, QLD, double storey, 6 bedrooms, 2 baths, 600m2 block.

    Can you colour match the existing painted wheatherboard surface and use that paint to cover the remaining 15% that isn't painted? It won't look as good as a whole new paint job but it should do the trick – and save you heaps.

    If it were me – I'd just touch it up in the most cost effective way possible. Different story if it were a PPOR – but for an IP, I wouldn't bother running out to spend $8.5k on an external paint job. That money could be used better elsewhere IMO.

    well I would firstly Pay $300-500 to speak to a colour consultant so that they can pick the colors out. You would want to paint the most updated colour schemes that are out there. I've found that weatherboard houses can look especially striking with a darker colour palette. But for a 6 bed home double storey that sounds a OK price. Its not super cheap either though. but its ok. I think you could at least add that price in value to the home. 

    Try get some cheaper quotes. Play each trade off each other. "If you can do it less then 7500 its yours etc"

    I should have done that. I didn't even realise the service existed.

    I've spent over $100 on sample pots in the last week and also spent a fair bit on a 15 liter tub of china white only to decide that I no longer liked it. I have patches of paint all through the PPOR resembling little pacman characters. Who would have thought there were dozens of different whites!

    I got a whole box of those in the shed that the missus bought. More than $100 wroth though. Makes me blow a little bit of steam every time I come across them crying

    Those sample pots are better then painting the entire front of a house in overcast conditions before the sun came out and you reliesed you just painted the entire front of the house in bright gay purple.  And you stand there going that is not what it looked like the shop lol

    Personally I’d paint it

  • better rental value
  • better market value (equity?)
  • better class of tenant
  • tenant more likely to take care of the property
  • you have to keep the maintenance up anyway
