    Hi all, I know nothing about property developing or subdividing. but with this basic concept. of buying a block of units say 4.  on 1 title then subdividing it so each unit has its own title.

    is this a good strategy? does anyone have experience doing this? what are your thoughts / experiences doing this.

    cons / pros ?

    If you can find a block of four units and zoning allows for a strata plus figures stack up  then it can be a good strategy.

    Yes it can be a great strategy but don't just assume you can strata them. There are things to consider- fire safety (fire walls, sprinklers) and other compliance issues that are different for strata.

    Most things can be overcome but some may make it cost prohibitive.
