    Hello All.

    JUst wondering what a good general rule of thumb is when working out how many lots you can create when subdividing?

    Ive found a good size block with house sitting at the front of the block, high 700s sqm in Maroondah area. Ive been quite keen to buy a block with house at the front to reno and keep and then subdivide and put 2 new dwellings at the back, i.e 2 decent size villas (probably 2 bedders) or at worst 2 townhouses (probably 2 bedders with study nook), but I never quite know what size the land needs to be and therefore the size required to put 2 decent new dwellings in.

    Can anyone help me or share some advice with me and any approx general rules of thumb

    There are no rule of thumb as each subdivision will depends on the council where they are sitting on.

    I got plenty of experience in subdivisions in the Brisbane area, I am currently looking to expand to Victoria, the principles still apply, the professional team you need to be surrounded by is the same, however, they also needs to be specialist in the area.

    So, happy to discuss further if you think I could give you general advice on subdivisions.

    Happy for others to correspond with recommendations on town planners/advisors in the Melbourne area.
