    Hello friends,

    WOW

    Its been a very long time since I have been properly posting on the forum. I have decided to start regularly contributing again.

    Well for the past year I have been living and working the real estate market in Kansas City, Missouri. My experience here has been absolutely fantastic. I can comfortably say that the US market is definitely the way to go when it comes to buying property. 

    So yeahhhh Its great to be back on the forum and please feel free to ask any questions. I am happy to share my experience with all interested.

    Yes I did, great outcome. Sold the one in Coonamble and also Moree. I am in the process of liquidating my entire Australian portfolio. Might only hold 1-2 properties.

    Hi Joe,

    Sure.

    In my opinion the US offers better opportunities. I have pretty much completely converted to investing in the market here.

    No debt or minimum debt. If minimum debt the yields are so high that they easily cover with plenty of cash left over.

    I tend to agree with you Angelo on the US offering much better opportunities than Australia. In my opinion we will see more capital appreciation in the US than in Australia in the short to medium term and much better cashflow. I have invested in both markets but have not purchased any Australian properties for 7 years now.  Have been buying in the US for the last 3 years.  I can't see myself buying anymore AUS properties anytime soon.

    100% agreed.

    There are still good deals to be found in Australia but those properties would need a major renovation. I don't think Australian returns can compare to what can be found in the US at the moment.

    Well done mate, glad to see you are doing well.. In the last two years i have also sold two other properties that i had, I only have my PPOR and one other IP.

    Im finding the market in australia not attractive any more.. returns are not even worth the effort..

    Hi yes I agree

    The US market will continue to offer opportunities as the economy continues to recovers.

    Especially as finance is now also coming back

    However I still believe there are good opportunities in Australia especially in Brisbane, that has been undervalued for a number of years

    I certainly hope it keeps on going forward, as being from Melbourne, I along with others have just opened an office in Manhattan, and taking on a lot of ground staff with the intention of increasing our presence in a number of locations in the good old US of A.

    I've also been mainly involved in selling in Kansas City for the past almost 3 years now, and have learnt a lot from dealing with real rogues their to some very good people whom I work closely with now, and I have been involved in the same Finance Company there that i think Engelo has mentioned elsewhere, dealing with JP, Shane and Paul.

    I think the 64 dollar question many have is whether the market will be sustained, or will it head soon or later to an even worse crash, but whatever happens, we few can't control it and there is definitely a lot of great bargains to still be had, compared to the Aussie market. If brought wisely, definitely still more bang for your buck

    I own property in KS MO  …… biggest thing is the property manager . We took advise and went with a manger who was absolutely hopeless !

    We had to chase the rent payments …not from the tennent, the manager just held it in their account ….no reason. We had to contact multiple times for them to release it.

    They billed us for "repairs" with no quotes prior to doing the work. Exceeded the maxium allowable spend without need our ok many times .

    In the end they withheld nearly $1200 from us and took over 3 mths to get most of it off them . Then we changed managers and they refused to hand over the keys wouldnt reply to email or msgs from anyone . So we were out of pocket to change locks as well . Childish operators who failed to delivery on every avenue .
