    Hello,

    Wondering whether anybody has used a buyer’s agent before and doesn’t mind sharing.

    Why did you decide to use them?
    What did they assist you with? Ie, did they propose properties to buy or finance or tax structure or anything else?
    Was it worth your while?
    Any lessons learned to share?

    Hi Catts

    I deal with Buyer's agents almost everyday.  The clients we share really like what they do and I have never heard a complaint.

    Most common reasons they use buyer's agents

    -time poor

    -don't know market

    -not good negotiators

    Hopefully some of my clients might comment on what they have got for their money from me and my team we would like to think we work with a client from start to finish.

    Whilst every client has different needs and requirements we ensure we hold a clients hand along the way.

    Some clients are looking to start their property investing and buying for cash flow others are wanting to look at a simple development or Strata Titled block of units.

    Whoever you use my simple advice would be ensure your Buyers agent or Property Sourcing representative has experience in the field and is an active property investor. Nothing worse than dealing with someone who is advising you on your property investing path yet has never purchased their own investment property.

    I bought a couple through a buyers agent.

    I didn't have the time (or knowledge) to research, or the confidence decide on a property.

    So decided to use a buyers agent. It was nerve wrecking but not as much as going it alone. He talked about the values of each property I was shown, wh a certain area was worthwhile etc. 

    You place a lot of trust in a buyers agent so you need to feel comfortable with them. There are good and bad buyers agents, same as any field.

    Once I got my confidence I purchased by myself but I still bought a few more from the buyers agent (when they had deals I couldn't refuse).

    All properties I was shown weren't wonderful. I was choosy.

    I got some great deals and am very happy with all my purchases through the agent (and all but one I purchased myself).  

    People use buyers agents for different reasons. To start it was that I didn't have the confidence.  I also wanted under market prices which the BA achieved for me.

    So the amount under market value more than paid for the BA fee.

    I have purchased 10+ properties from buyers agents. I did this without ever seeing any of the properties and all worked out well, except for one which I purchased on the advice of a 'friend'.

    BA's are great.

    A lot of my clients use them, particularly for interstate purchases.

    Like any industry – some will be better than others. 

    Work out where you want to invest and then hone in on a good BA that specialises in the area.
