    Hi all,

    Looking to subdivide land but need help on my feso.

    How do you calculate Private Open Space Contributions?

    The land I am looking to buy in Berwick Victoria is $300,000.  

    If I was to apply the Private open space rule of 10% to the land only for that area.

    Would that be 10% of $300,000 = $30,000 to be paid to council?

    Each Council has the power to determine what % they charge. E.g. Brimbank 2%, Darebin 3%. Best you call the council and ask to speak to someone in the subdivisions or building department. If not then Planning. Someone will be able to tell you.

    Just bear in mind developing up to 2 dwellings has ZERO open space levy.

    Hi Oscar,

    thanks for that. Was wondering if anyone had done this rule or had an example on how the calculations looked. 

    I noticed you said brim bank was 2% how do you calculate that?

    It's generally based on the valuation of the said property once the planning permit has been issued.
