Buyers agent for positive cash flow in Australia/New Zealand?

I'm looking for buyers agents in Australia and/or New Zealand who can work with me in my investing:
I'm looking for:
Rental yield: at least 10.4% gross.
Property type: Sub $100,000 low end residential properties requiring a little work.
Where: Flexible, but not single industry towns and with good reasons for capital grow.
Does anyone have any suggestions?

You'll need to be more specific about the area that you're looking to invest – BA's focus on particular areas.

Thanks Jamie. I really am an open book.
All my purchases to date have been in NSW. So I'm keen (but it's not essential) to move my purchases interstate or in NZ.
Also for my numbers to work I'm likely looking at regional areas. I don't want single industry towns (like a town that relies solely on mining).
I'm hoping to find a buyers agent/s that operate in areas that tick my boxes.
