want to get the ball rolling ASAP but looking for an budget builder to build 2 townhouses in the western suburbs of melbourne.

we'd like x2 3 bedroom double story townhouses

i contacted metricon and we are looking at $600K for everything, start to finish (rough estimate)

1 would be 20 squares, the other 25.

You'd be better off finding a local builder, one that builds in the western or northern suburbs. Price is generally cheaper. A good mate of mine building his own home in the eastern suburbs did this and he saved quite a bit of money on the build as he got "western suburb prices"  wink

    Hi,

I built 2 townhouses in the Western Suburbs and used a builder called Bright Homes.

I was very happy with their price and quality of work.

If you want call Mark Santilli on 8361 9322 and he will be able to give you a quote.

    Good Luck.

I have thought about owner builder but we don't have any experience  – would it pay to do so?

I'd hate to have major issues when there's more than 1 dwelling involved too

For more than 1 dwelling, are local builders generally cheaper than major buildings, vice versa or not necessarily?

$600,000, at the sizes you have suggested is less than $1,500/m2.

$1,500/m2 is a useful benchmark for townhouse construction of a "modest" level of finish.

is that to say we won't find anything cheaper at that level of finish?

I just don't know how much I should bother shopping around.

Look into Dixon Homes if you want  a bargain basement  build cost

    Here is an example http://202.131.91.250//newsearch/designs/details.aspx?LID=3150PHC9&DID=DC6001
