    Looking for tips/HEP with selling OTP apartment in Melbourne. We bought it for investment however our situation changed and unable to settle. The apartment planned to complete at end of 2013. Located in Melbourne CBD.

    1. Can I get any agent to sell my apartment?

    2. Is there any complicated legals in selling it?

    3. please recommend good agent in Melbourne

    Hello Odenska

    Firstly, have a chat with your solicitor and see if there's any way that you can get out of the contract.

    If you can't – ask them about the best way to tackle the situation, including the possibility of on selling.

    It is my understanding that you can onsell the apartment. However you remain liable for the original contract so if you sell the property for less you will still need to make up the difference. There has been a downturn in the cbd never a great market however it depends on how big is it does it have a carpark. 

    But if you can find someone to take over the contract or on sell it that should be ok. I would suggest you discuss it with you solicitor just to make sure that there are no surprises in the contract
