2 Car Garage OR 1 Plus Entertaining Area

Hi,

This is my first post here. We're renovating our 2 bedroom unit (front unit of 5).

I've started construction of a new shared wall (steel posts with concrete sheeting), half of which is going to become a 2 car garage. Please ignore the garage door sitting in the middle of where the new garage will be.

I had a thought that I could just do a 1 car garage and because our wall is so high I could turn the frosted bathroom window into a clear window and look into an entertaining kind of area (or an outside shower/bath/spa). This window is in between the 1 and 2 markers on my plan on the house side. OR just create a decked outside entertaining area.

So my question is this:

What adds more value? A two car garage or any of these other options.
