    Looking for our next PPOR, we're considering buying land and building a house from the ground up.  Have briefly looked at the major companies like Simonds, Metricon etc but have heard so much negative feedback I wouldn't consider using them.  My question is, how to you find a good builder, good house designer/plans etc to avoid the problems of shoddy work by subcontractors who just don't care.

    I don't expect an exact answer, but around how much should it cost to build a 4 bed, 2 bath, 2 car house that's ready to move into?

    Some responsibility still needs to be placed on the builder to ensure that they're using decent contractors.

    Builders I know would be quick to replace a contractor that was providing a sub standard product that ultimately reflects poorly on their reputation.

    Here is the thing – you will never hear JUST good feedback on a builder. This is because they use contractors and you could imagine some are good and some are bad. Some stuff up on the tiling, some stuff up on other things. 

    Whatever builder you choose you need to understand that you need to project manage each step of the building process. Everything from ensuring the slab is level to ensuring that they waterproof the bathroom before they lay the tiles.
