    Hi Everyone,

    Does anyone have any experience with tenants who have left and not paid for rent?

    Unfortunately I didn't have landlord insurance.

    How much rent are you talking about? Were there any steps taken before they left to get the rent?

    It depends on what you are looking to achieve.

    In Victoria, you can pay around $30 and go to VCAT- you can get the bond paid to you.

    Please tell me you've got a bond from them?

    If so, does that cover the rent that they've defaulted on?

    Either way, I'd be aiming to get 100% of the bond paid to you.

    Hi,

    I did get the bond however they didn't pay 3 weeks rent and they well and well and truly trashed the place. I am not out of pocket by around $1,500.

    If you are in NSW you will need to lodge an application with the department of fair trading.

    Yes, its happened to me.

    You can get an order that they have abandoned the property so that you can legally retake it and a judgment that they owe you money. You can then pursue them for the money owed – this could be a major hassle though. I had about a $2000 judgment and just let them go.
