    Hi there,

    We have been letting properties for a while now and have heard a lot of opinions about the type of relationships landlord need to build with tenants and we have choose to treat our tenants as friends – we can have a fun, treat them well and in same time respect each other. So far this has been a very good approach and we have never had any problems with tenants, they trust us, they love us and they honor us.

    But in the mean time we keep on hearing from other investors and landlords that you should never bee a friend with tenants, they should be afraid of you when you go to house and so on… And it does make me think.

    What is your experience. Which approach works the best for you?

    I think the tenant selective is most important to start with.

    from there, you choose to actively building relationship with them or just seat back and collecting the rent let PM to do the job.

    My experience with tenants are mix.

    We self manage some of our IPs and I simply treat it like a business – that's not to say that I'm not friendly with all the tenants, I just don't have an issue with chasing up late rent or serving up a notice if it needs to be served.

    Hi Scha,

    Thank you for your reply. We always are very selective in terms of tenants and we have managed to build very good and friendly relationships with young and old professional workers.  

    I guess we are on a wright way and tenants shouldn't be afraid of their landlord.
