    Hi all,

    A couple of years ago I was discussing property investment and home ownership with a financial planner and he showed me quite an advanced loan calculator that took into account the following:

    Starting loan balance, rate, term, payment frequency, payments required;

    Offset account balance and its effect on loan term and cost; 

    If wages were being paid into offset account and at what frequency (with CC being used and wiped at the end of every month) and this effect on over term and cost;

    There were a few other bells and whistles too, but the above is what I can remember specifically.

    I'd love to get my hands on a calculator like this for planning purposes for my proposed property purchase but I don't have access to this planner or software any longer, and can't recall the name of it.

    Does anyone know of any calculators of this complexity available to the public at the moment, whether paid or free?

    Would really appreciate any pointers in the right direction.

    There's a number of Property Investment Analysis programs that provide a fairly comprehensive overview.

    We've got a free spreadsheet on our website that may be useful.
