    Hi.

    I need a good lawyer in Melbourne to help me with getting my tenant to pay the out goings for my commercial investment.

    Please help.

    Hi Sonny, did you find a lawyer to help you with this?
    What are the issues?
    Do you mean a lawyer to write up the agreement or is the tenant in the property and not making the payments for the outgoings?

    Commercial property is very tricky isnt it.

    Hi sorry for the long time to reply.

    I have a commercial property and on the lease it clearly states the tenant are to pay 100% of all out going which is related to the building.
    They are being stuborn and refusing to pay a few things such as building insurance that i took out and fire safety cost for the building.

    I just need someone who is experience.

    can anyone recommend a good property lawyer who is good value rather than being overpriced? I have heard some lawyers charging $500 for conveyancing services, but I got charged more than double for the conveyancing.

    $500 – that sounds extremely cheap to me. Even at double it's still quite reasonable.

    ICCD $500 is ridiculously cheap and hate to say you get what you pay for.

    Somewhere in the middle is about right for Professional costs and then of course you have searches and outlays.

    Considering for most of us it is our most expensive purchase you want to get good advice.

    Happy to give you the name of our lawyers in Melbourne if you want a second opinion.

    I have a friend who is can experienced property lawyer. he does't do litigation, or debt recovery, but be does conveyancing for around $1100 plus GST and disbursements. he does every state in Australia too. I think this is very cheap as some conveyancers charge more!

    Yeah that seems more like it – at the end of the day, it's quality over cost. I'm happy to pay good money if I know the service is going to be top notch.
