I am not investing in Southeast Florida real estate, but a buddy of mine has a few investment properties in Miami. To be honest, I have no done the research to see if it is located in SE Florida. Is it?

SE Florida is pretty hot from what I understand,

Its a melting pot… US investors… SA investors Germans GB  Canadians…

When i was there in 09 there was 11 Years   thats right 11 years of standing condo inventory… I think a big dent has been made in that.

Being a Commercial RE Broker in Florida I can certainly attest to the fact that the HOT spots for Florida can vary depending on the type of property you are searching for.  For instance; Apartments are simply good all over.  Retail is best in the major MSA's like Orlando, Miami, Jacksonville, Tampa.  Industrial is good in most places.   Regarding Housing; it is better and safer to lean towards the major MSA's and most anywhere on the East Coast of Florida….

maybe this will help provide a better idea:   http://www.usainvestment.net
