    Hi.

    I would like to hear the most cost-effective way to sell my investment property.  I have perused other similar questions and have taken on board the notion that people are wary of properties for sale privately.  I am confident though that I can carry out the process professionally. 

    The last thing I want is a perceived 'stale' property for sale in 12 months, because I didn't go about it right, from the beginning.  So I'm keen to hear your experience and advice.

    (I have interviewed three agents in the area and they have been found wanting…)

    Please note that the property is in a regional city New South Wales, so this may affect your comments.

    If you scratch the surface, most agents will be found wanting in some area or other.

    What they do have is a database of buyers, investors & landlords who may be interested. They also have experience, separation from the asset & an interest in getting the place sold ie getting paid.

    hi,

    I recommend that you use a agent in the are to sell your home
    I recently just sold one of my ip
    Even though I’m good at selling and worked in real estate for a number years
    I still got a local agent to sell my home
    Why they have the tools
    Let the agents deal with the situations and the challenges
    Plus allot of people who sell there own home privately at the start there Pumped and then run out of steam
    My saying is this leave the hassles to them and you focus on want you want

    Hi Yanni,

    Get yourself a copy of these books. ( try ebay or gumtree first)
    "Don't Sign Anything" and " Real Estate Mistakes", both by Neil Jenman.

    REM at the very least will give you an insight as to the goings on behind the scenes with most property sales, but rather than be freaked out by it all, use this information to prepare yourself for the best possible outcome.

    Thank you for the great advice.  I have taken it all on board.  Excellent.

    Unfortunately, I have just learned that the property may attract GST, if sold.!!  ? So it is all on hold at the moment..  More homework.
