    I got one IP in melbourne which I managed myself. The previous tenant did not pay me rent on fixed rental lease due to lost job. I have no choice but to serve "notice to vacate" notice  and apply possession order and police eviction.

    Each time it take some time. By the time the tenant is evicted, the tenant already owed me about $3000 after deducting the bond. Now I got the VCAT order which ordered the tenant to pay me the outstanding rental. Then the evicted tenant did not answer when I try to contact him. I also do not know his new address.

    I bring the order to seek Sheriff officer's help who told me they can not help me if I can not provide the new address of the tenant. Anybody have good knowledge about better option to recover the money. It looks the current tenancy regulation provide cover for those bad tenants.

    Might be a dumb question…

    Did you have tenant insurance? Would cover an extra 8 weeks rent (12 weeks including bond).

    Perhaps the rental agency can check if he is renting elsewhere? (I heard they have a register to check records? – probably not)

    Oh… just realised you self managed. They would likely not be using rental agencies.

    You could sue him (if you could find him) to rever the lost rent. But realistically this would probably not be worth the hassle or the cost.

    I would just write off the loss and move on.

    I would also have a chat to a local real estate agent. There is ways to get your cash back.

    You've got to find someone before you can get money from them.

    You could employ a private investigator and/or do what you can yourself. Your tenant application may have some leads and then there is facebook etc. If you have their bank details you could get an order to garnish their accounts – if they have money in them. Might be best to watch and wait and let them get back on their feet and then try.

    Visit the local courthouse, discuss with Chamber Magistrate.
    Usually chasing desperadoes and skippers is fruitless.

    Some ideas here are reall helpful. I am using agency to manage my investment so far no drama.
