Hello, Im currently on a 457 visa. Can anybody advise on the maximum LVR that Im likely to get? It seems rather difficult to find any information on loans for 457 visa holders. I am hoping to get at least 90% LVR in view of the punitive costs of stamp duty in NSW. Please advise thanks!

I'm working with Hank / Hoa at Homeloan Experts for my homeloan application and saw on their website at http://www.homeloanexperts.com.au/about_us/testimonials/ that they did secure homeloans for clients with a 457 visa.
    Hope this helps!

Yes you can obtain a loan on a 457 Visa but you wont get it mortgage insured so limited to <80% lvr.

    Cheers

    Hi Firewater,

Godhav has advised to join up and give as much information as i can with for other potential home owners who are on a 457 VISA.
457 VISA applicants we regard as excellent clients as they are sponsored from overseas to Australia by a employer usually with a skill set which is in demand. A lot of people in the engineering, IT or medico field.

We have made agreements with two major banks in Australia who will assist with up to a 90% lend for applicants who are in their first 3 years of their 4 year visa. We specialise in these kind of applicants and obtain the same rates as would a Australia citizen.

You will need to obtain FIRB approval as well which is quite simple.

Hmmm…..first post….spruiking a business……then said business appears in same thread…….looks a tad fishy to me.

I understand that you are all competitors in the same homeloans
sector but if we can get past the pettiness and suspicion we might remember that
this thread was about a request for info from Firewater who now has at least
possible option going forward. Perhaps you can offer him a second option Jamie?

Fair enough Jamie it does seem that it is portrayed that way, Godhav sent me through an email about this forum after discussing options regarding a medico package loan with no LMI. She was happy with my services and thought i could help others on this forum.

I feel you have spoiled this thread with your comment, i would have made a comment immediately after the initial query rather then use another account to talk my company up.

Thanks for sticking up for me Godhav =D

Thank you Terry, much appreciated. I have had a call from Firewater this morning and speaking with her we are going to be working with each other in the next few days setting up her approval.

I am active on our own forum on our website but can see from your number posts you do have a extensive contributions to this forum.

Yes Hank you are certainly are active on your own forum.

It is just such a shame that when an outside member joins your forum you obviously dont like the competition so you ban them like little children.

Thankfully here on PI investing Steve's website we are more mature and welcome accurate comments from outsiders as long as they dont join merely to advertise their services.

    Cheers

A quick thank you to Hank. Hank was very confident I would get my loan of 90% lvr despite being on visa 457. As promised, he followed up on my case, told me straight away why he was confident I could get 90% lvr and ouila! I got my loan approved at 90%, bought my first home below market value (again thanks to Hank’s advice) and I’m moving in next week!!! Hank, I am so grateful that I touched base with you. You really are the real thing. I’ll definitely be in touch with you soon when I’m ready to buy my next property. Thank you so much for your help.

    Thanks Firewater for the update.

Yes there are now several lenders who would do this and some great interest rates around for such loans.

Shame that Hank had to have me banned from his Company’s forum guess they didn’t like other Brokers telling it as it is.

    Cheers
