    Hi folks,

    Looking for some tips, advice on improving the street appeal of this property: https://picasaweb.google.com/lh/photo/xTQBxIcZSo–qzvnIAfSIA?feat=directlink

    This photo is not reflecting the current state, all landscaping is gone and has been replaced by rubble and sand… the blinds have been removed and windows broken.

    It is not in my budget to render the whole house, I could possibly consider just rendering the front view, but alternatively thinking of just pressure cleaning.

    Roof will be pressure cleaned at a minimum, could be resurfaced if required.

    What would you do? What colour would you paint the weatherboard to complement the facade?

    This is a buy-reno-sell project with a tight budget. The market looking in this area is more blue-collar, a lot of FIFO workers, young couples buying first home, or upgrading to 2nd home if they have kids.

    Just putting it out there to see what ideas and feedback comes in, thanks for your suggestions :)

    Hi Emma.
    Street appeal suggestions.
    You choose the colours, decorator I’m not.
    Paint over yellow with same colour as bricks.
    Add front fence.
    Paving paint on driveway.
    Spray timber (?) side fence.
    Clean roof tiles if it’s within budget.
    Pic too blurry to suggest more.

    Not sure about a front fence, not many on the street have them and a bit worried about cost, so will just landscape instead. As mentioned the photo shown is old and does not reflect current state…

    will definitely get roof cleaned at least, unsure if sprayed or not, but good pressure clean will brighten appearance.

    just not sure whether to paint weatherboards brick-like colour to blend more, or a pale colour to brighten facade… or something else. guess there’s some driving in store to check out the neighbourhood and other houses from similar vintage

    Is this property listed by a REA ?
    If so, REA must be slack, not even bothering to take a current photo.
    Slack REA spells opportunity.
    If selling privately with an old photo, same applies, opportunity.
    Have a look on Google street view.

    hey thecrest, the house has suffered a fire… so i guess the REA didn’t want to show it in exact current state. Is a bit misleading the ad. Already secured an offer 20% below listed price so quite happy with the price and opportunity. have been there a few times already so i know exactly how its currently looking, guess i was just interested moreso in other people’s thoughts and suggestions.

    Hi Emma – Hopefully you're putting our DIY Renovating System to good use!

    My best tips to improve street appeal of this property are:
    a) Paint the weatherboards a medium strength neutral colour – possibly Dulux, Calf Skin
    b) Create a really sharp looking garden – I'm talking flattening off the yard completely, remove all existing garden beds and create something you might see in a show home with slick garding edging and structured plants (Plantation Homes have some good examples of this… http://www.plantationhomes.com.au/#/House/7/)
    c) Install 50mm slat wooden blinds in the windows (particularly road facing) to emphasise a linear look which will help you modernise it beautifully
    d) Can't see what the window frames are made of but if timber, I would definately paint them to give them a lift
    e) Consider coating the driveway using a specialised paving product for driveways
    f) Think about a garden bed running along the front of the property – parallel to the road – as this will help 'frame' and 'contain' the property without having to go to the expense of building a new fence

    Hi Jane,

    Thanks for your comments. Will be returning to the property next week armed with your reno checklist for a very thorough list of what we're doing!

    Appreciate all your comments, but just questioning (c) about the blinds – do you mean to install these externally as fixed slats, like louvres? or do you mean inside the room as window treatments? if you mean only internal, would you do anything at all (other than paint wooden window frames) externally around the windows?

    Will be booking in my call with you eventually… but for now the first half of work needed to do is the repair side of things for the burned section, putting off the quotes/trades/colours etc etc for cosmetic stuff until January. :)

    Hi again Emma,

    I meant internal blinds/window dressings.

    No I wouldn't do anything else on the exterior. Sometimes feature louvres or a modern canopy/awning can work well to add interest. However, I don't think it's necessary on this property once the rest of what I've suggested has been done.

    So pleased you are using my DIY Renovating System for this property. Make sure you update us all with your photos when you're finished!
