    Hi all,

    We are looking at purchasing a property soon on a large block of land. According to the local environment plan the site is in the right zone and of the right size for future development.

    However, there are a number of state environment plans and local planning conditions (eg bushfire and geotechnical) that apply to the block (and the suburb in general). Who is the right person to talk to to establish whether or not a future development will be stifled by these planning instruments? Do I need a detailed development plan before I see this person, or can they give general advice based on the idea for example that we wish to build detached dual occupancy dwellings.

    Any help much appreciated.

    Hi Marcus,

    Consider contacting a town planner or designer local to (or knowledgeable of) the area. You will find they can either answer your questions or know someone who can.

    You don't need a detailed development plan, but you should have a clear idea of your intentions and a neat summary of the research you have done to date.
