    Im with Jack on this.

    Im only leveraged 20% with cash in the bank, and I cannot find anything really worth buying when you consider the world economy.

    I hope you are right regarding the big recession coming, I wouldnt mind another crack at BHP for $20 and CBA at $25 a share hahaha

    Hi all
    I love active topics. Engelo mate im glad to see you having a crack. Im 27 and have done very well from property. I bought a small business and every one said nah its to risky or bad timing. Im working very hard to keep my business going in fact I work some where else and my fiance runs the store. If you do some thing wrong or the property values go down who cares. Your giving it a shot and that counts.
    You only fail if you don’t try.
    But I must agree you might of bought the property under 20k market value but if you bought it for that much then that’s what the house is worth. There are alot of empty properties and rent has dropped a bit as well.
    Just keep in mind rates, insurance, elec and gas water and cost of maintance have been going up

    What’s the old saying “ignorance is bliss”. You have absolutely no idea what’s coming do you. I wouldn’t be worried about buy shares if I was you. You won’t be able to buy a bag of popcorn when this is all over.

    Thanks johan22, I’m 23 so lots if time to make up for any mistakes, hopefully not many haha. If we have another correction I see it as another buying opportunity be that shares or property. I still hold some stocks but have found myself in property due to being able to renovate run down properties very cheaply through the interior fitout business I also run. We shall see how things go over the years. I will definetly keep plugging away.

    Jacky, what do you suggest we all do If the world is coming to an end? Should I build a bunker and stock up on cans of beans? How long until this coming crisis will happen? I’ll stock up on popcorn now also hahahahaha

    Oh look seriously engelo, the world itself is not coming to an end, but a strange phenomenon is going to occur and suddenly everyone will want to live on the street.  even in winter.  yes, it's true.  so your investment properties will be all for naught i'm afraid.  hahah! 

    I know all this and I also know the number that are going to come up in the Tatts this Saturday.

    Property is a goer, always has been.  You almost cannot go wrong so long as you are not greedy.

    You're going to need a tent.  Perhaps from KMart.  That's the way forward.  Everyone can live permanently in tents hehe.

    In fact I'm going to write to the government and suggest they stock up on KMart tents too.  Because that is how you win elections.  Provide housing for your people in the form of tents.  Yes.  That wins votes.

    Haha, I've been away too long! What a laugh!

    The tent thing! Hilarious!

    The big recession probably is coming, for America, since they spent all their money on rubbish like bombs. Can't eat those.

    Australia will cop it to unless we start building some major infrastructure and create new jobs and industry.

    Keep swimming, even when it gets tough in property YOU WILL NEVER LOSE ALL OF YOUR MONEY. Unlike shares, where you can get wiped out overnight.

    Keep up the good work people as even having one or 2 investment properties that are roughly paying for themselves puts you ahead of the game.

    Do you live at home with parents or do you live in your own home….. I think no one has brought up this point?

    Mate once you move out your going to need a bit more just to pay the bills, debt, food and other expenses.

    As for a big rescession mate where 100% heading in that direction. We organise all the importing for alot of the big giants and there about 60% down from last year.

    Also engelo have a look at real estate.com and look at rent prices over the next 6 month there all heading down.
