I have a question about what would add the most value …
Scenario:
Ive just bought a 3 bed, 1 bath, 2 toilet split-level house.
– Top level: 3 beds, bathroom, seperate toilet
– Middle level: kitchen, living, dining
– Bottom level: currently just a double garage with an open laundry, plus an enclosed second toilet.Im just about to convert the bottom level (legal height) to enclose the current laundry/toilet, add an office, and add a fourth bedroom with an ensuite.
I think the ensuite should have a toilet + shower + basin, making it three toilets for the house. Hubby wants to instead just put a bath and seperate shower in the ensuite. Upstairs bathroom already has a bath.
Which do you think would add the most value to the house? Keeping in mind we cant fit all four in the ensuite (bath, shower, toilet and basin) … something has to go!!
I think everyone likes to have their own toilet … so one upstairs for the kids, one off the master bedroom for the parents, plus one off the laundry for guests.
Hubby is really digging in his heals on this one!
I completed a renovation three years ago and was fortunate enough to fit all 4 even though the layout made it quite tight. If I had to ditch something it would definitely have been the (spa) bath. For me, showers and toilets are far more practical and would get daily use. I think it would be seen more favourably by a potential buyer than an ensuite without a toilet.

What’s the reason for the bath? Most baths these days are only used for the kids and you have one upstairs, unless you are lucky enough to get time to relax in one! Have you considered a Roman bath? That way you get the shower/ bath and if you really want the toilet in there you can fit it. I think if you already have a toilet on that level then maybe there is no need unless it’s on the other side of the house, those midnight toilet runs are better the closer they are to the bed! ( meaning in an ensuite!)
You are talking ensuite, toilet & basin are essential, shower would be good, bathtub is not essential. As above, you could consider a hand shower over the bath if you really want a 2nd tub.

I would ask about 3 of the local real estate agents in the area what potential buyers are looking for. Although you are not selling immediately you will need to sell it somewhere down the track. Likewise, you might be quite surprised at the feedback they give you in relation to the bathroom configuration or maybe other ideas with what you can do with the bathroom space.

from how you described the house, it sounds as if the lower level room would be either a guest room or perhaps a teenager’s retreat. I doubt either of these categories would be needing a bath… roomy shower + toilet makes more sense.
