    Hi guys

    In previous posts I’ve harped on about cosmetic renos and how they can add value with minimal costs.

    I just thought I’d share some pics of a property that we just finished renovating in south Canberra – http://www.facebook.com/media/set/?set=a.205513116151125.43824.127826280586476

    Most of the work was carried out on weekends…and there were a few late nights.

    All in all – it took less than a month. The house has been re-carpeted, painted, new kitchen (well, a refaced kitchen), landscaping and a few other bits and pieces which have made quite a difference.

    We spent about $7k on renovations and I’m confident that we’ve added significant value to the property (well, we’ll find out once it’s revalued).

    Well done. It looks great.

     Was it difficult getting a smooth finish on the ceiling where the arch was removed? Did you replace the gyprock or repair it?

    It's rewarding isn't it!

    Thanks guys.

    Parts of the gyprock were replaced and then tidied up with some plastering. Lots of sanding and repainting the roof gave it a nice finish.

    How much is the rent going up by?

    I’m currently renovating my 4bedroom IP…very time consuming; will post pics at the end of the month.

    do you need any sort of approvals for removing the arch? assuming not, as its not a load-bearing wall, is that right?

    No you wouldn’t

    All “interior” renovations dont need approval unless your wanting to add an extra kitchen in.

    Hey, those look like almost the exact color scheme I've been wanting to do our house in. I'll have to show these to the wife!

    Great job, look forward to hearing how the revalue goes.

    Shape, is that just kitchen or any plumbing or something? Is that all states generally? I hadn't heard about that before.

    Kitchen- I know it applies to most council of NSW, ACT and VIC homes- not 100% sure about the another state.
    Plumbing – was fine with me, i re piped a whole house and council said no DA or approval required…( Hornsby NSW council by the way)

    But the reason for the kitchen when i spoke to a town planner is for safety reasons – gas etc…
    Note: It’s fine to have a “portable kitchen”

    Hi Jamie,

    Wow what a difference. I am looking @ doing something very similar as i want to add value to an investment home im selling. 7k seems quite cheap for all the reno's you completed. Did you do most of the work yourself or have tradies come in? once again, looks very impressive compared to what it looked like..

    Yep, $7k is pretty cheap. We carried out most of the work ourselves – some very, very late nights :(

    We’re starting on the outside next month. The house and front retaining walls are being rendered (by a professional though – this won’t be a DIY effort). I’ll provide some photos once it’s done.

    Hi Jamie M, im not attacking you here, just wondered why your passgo site and facebook site has this property down as Steve and Sarah's story and their reno but on here you say it was done by your self?

    Hi Solomon

    Glad your paying attention :)

    Steve and Sarah's story was fictional (loosely based on what my wife and I as well as many of my clients have done). It provides a simple explanation of how to add value to a property, access equity and reinvest. I didn't use specific people for privacy reasons.

    That pic is my my loungeroom. My wife and I carried out that work (well, her dad pitched in a little as well). I thought it helped add some context to the content.

    I haven't had it revalued yet. I'm holding off until the market picks up again – things are a little stagnant at the moment.
