    How to void the selling contract b/c of change in circumestances.

    Are you the buyer or the seller? Either way, if exchange has occurred I’m sure you’ll have to compensate the other party in some way.

    Best to seek advice from your conveyancer/solicitor.

    If the cooling off period has expired then you will need to negotiate something with the other party – that's the point of a contract!
