    Sorry about that i havent been on in a few days due to work load. Yes i work in Frankston alot as i live in the area, As i said i put a fair few apps through there each month. Ive just had 3 conditional permits issued in the last weeek. I would not reccomend employing a town planner @ this early stage as any good draftsperson should know this stuff as its the basics.
    For my clients i prepare the above doc's as stated.

    MSS response
    SPP response
    LPPF Response
    Design Response
    Clause 55 Response
    TP Drawings

    You will need to acquire these items as neccesary also:

    Rescode Survey to AHD  $2000+
    Arborist report (if neccesary)  $600ish?
    App Form and fees $770

    i can put you in contact with the surveyor i use if you like. I use them on all my personal projects as they are the cheapest i have founf after ringing around 20 companies in the past.

    Hi Wealthy,

    I used to be an estate agent within Frankston and considering the first home buyer demand within the area, you shouldn't have a problem selling. There is a lot of new infrastructure going into the marina and surrounding areas, which suggests prices are to stay level or rise.

    Since you are building 3, most lenders will consider this a business loan transaction. There are some non-conforming lenders with low rates that will consider otherwise.   If you wish for assistance, feel free to e-mail me.

    No worries Shaw, I’ll get in touch with you soon, just need to find out a little more information about how I can finance this project once all the plans and permits have been attained.

    Does anyone else have any experience in Frankston?

    Or not necessarily property but maybe in building industry? Eg the price to build 3x 2 bed townhouses, approx 14-15 sq?

    I was working out $10-11k per square?

I have done a bit of work down that way and am more than happy to help you out.     Hi everyone, while on the topic, I am looking at a sub division in Whittlesea Council. I have been to council and they say this area is ear marked for redevelopment and would not have a problem getting the plans through. Does anyone have any experience here in Whittlesea council? Does anyone have advice? Are there any planners out there who are interested – I am looking for locals to this area.

    Hi RahrahPrincess and Ashley,
    We worked on the Epping North Structure Plan and the subdivision of the Summerhill development on Harvest Home Road, Epping North. Whittlesea Council have two excellent teams in both Strategic and Statutory Planning. The council planning officers there are well trained, well supported, and very customer service oriented. Town Planning Applications are processed quickly and they provide clear direction on what they will support and refuse.

    Once you have endorsed council plans l would be more than happy to help you out on the construction side of things.  My business partner and l specialise in the construction of dual occs and multi-unit developments especially in the south east of melbourne.
