    Hello,

    I'm looking for some advise.

    I have a house fully paid off which I live in.  Hosue is 3br 1 bath with large separate 4 garages at back on approx 600m2 block.

    I live opposite a university.

    I'm thinking of putting on a granny flat and renting it out. 

    Does anyone know any good draughtsman / architect who can draw up some plans.
    Also need to get quotes and a builder.

    Any tax advise would also be good.

    Look forward to your thoughts.

    Before getting plans drawn, go into your local council and chat to them about your plans, it can save many a hassle!

    It's a straightforward job and there will be plenty of drafts-people out there that can help. There are also numerous companies that sell them "off the shelf" and will do the documentation as part of the deal.

    Not sure where your are…but a few council in Sydney allows granny flat to be built without “full council” approval ie..no need for DA. as long as it’s under 50 squ meters – which a lot of the “off the shelves”: granny flat company offers for $80,000

    Hi Guys

    Im in newcastle and have been through the Lake Mac Council process with the GF side of things at a reno and GF combo in Argenton..

    They are very helpful and only a phone call should settle all of your Q's prior to looking into it further. (Both LMCC & NCC)

    Look around the Gov websites as they are pretty clear on the 10 day approval process (councils have their hands tied and dont really elaborate on it but can provide further links to info..) and it sounds like you wont have issues with block size etc..

    As im new, I hope its taken seriously..

    Plenty of help (through hard lessons) to be had!

    We designed a granny flat similar to this a few months ago with 3 separate bedrooms and 3 bathrooms (see attached).
    The BCA Class is Class-2 (accomodation) and is approvable under the new (10 day) SEPP legislation.
    We did this one near Macquarie Uni NSW
