    I acknowledge that you cannot shift personally held residential property to a SMSF.

    Does the same ‘arms length transaction’ rule apply to the transfer of residential property held in a discretionary or family trust (with corporate trustee) and SMSF?

    If you are a Director of the Company or Trustee of the Trust then regretfully YES same rules apply.

    You can roll property from unit trusts to a SMSF but not from discretionary trusts as far as I am aware.
