    Since your applying for the loan in July, it’s fine. It’s well past the cut off date- and if the bank does ask ( most likly wont) just make sure you keep the statements or the “closure of your account letter”

    I am back from my big day. Can anyone recommend me a book that can explain steps purchasing first home? I am about to buy my first home next month, yet unsure steps to be taken.

    I dont think there’s any book that’s worth purchasing….
    The big 4 banks have a information booklet that you can get fro the branch/download which explains the step in buying your first home …also our firm has one we written as well- But im sure you can get most of this information online VS buying a book…

    Better get in quick as the FHOB grants runs out on the 30th June, a number of real estate agents have free books as well.
    But if you google RAMS buying a home, their book should come up.

    Depends which state you are in, a number of the grants are converting to stamp duty concessions

    FHOG does not have a deadline yet….you will still get your grant.( NSW)
    Shane was taking about the FHO-B (bonus) which is slightly different.

    My understanding, I will still be able to get stamp duty concessions (up to $500,000 = FULL, will fade out till $600,000) and $7000 FHOG, is it correct? I am in NSW

    Why not use a good one? A lawyer even. There are a lot of cheap conveyancers out around the Cabramatta area, you could probably find for about $800 or even $600.

    Standard one will do Terry. I am about to do a plain purchase. Someone quoted me $1950 + fees.

    $990 all inclusive, is it fair price for a conveyancer charge?

    $990 is cheap.

    With a conveyancer all they basically do is transfer the title from the seller into your name. No legal advice and no advise on structure such as ownership JT/TIC etc. no advice on contract or special clauses etc. If things go wrong expect to get a lawyer involved too.

    Terry,

    If I am going to ABC Lawyers doing conveyancing service for me, should I expect better service than if I go to ABC Conveyancer ?

    It depends. There are bad service lawyers and good service conveyancers. There are also many lawyers that do not know the law and many conveyancers that know more about property law than do lawyers.

    I don't think you can expect much service from a cheap conveyancer, or lawyer, as they must do so many deals just to make a profit.

    I am a solicitor, but choose not to do conveyancing because it is too much risk and trouble for the small reward. But in the past I have dealt with many solicitors/conveyancers from the otherside and some of them won't even pick up the phone for a solicitor, imagine how hard it would be for a client!

    In summary, you get what you pay for.

    Terry- it’s a shame you dont do conveyancing work anymore, you are so knowledgeable in this field.

    ferdinandch – Standard fees in Sydney are: conveyancer – $850-1000 + you pay for any report/search you require ie Sparta report/building report

    Lawyer – they normally charge as a “package” $1,500- includes all required searches etc…

    So $990 ALL inclusive is cheap…as one standard strata report is already $250.

    Sorry to inform you, that I likely to accept an offer from a solicitor who will charge me $750 fixed fee all inclusive if I use mortgage broker he refers. I apologise if you have done some works. I hope I still can ask some questions if I am unsure about smth. :)

    Ferdinand.

    So you are going to ditch your broker, who has already started working on your case, just to save $249 on the conveyancing from a lawyer (who will be receiving a kickback). Is the broker any good? Is the lawyer any good?

    Isn't this being a bit short sighted?

    Hi Terry,

    It is different solicitor, his full fee is $1,200. For me saving $450 at this point is very important as my money drained for the deposit. And most of the FHOG is to pay Stamp Duty on the property. I appreciate Michael’s swift response as I only emailed him yesterday afternoon, hence feeling not that good but IMO, the word “ditch” is rather harsh. I prefer to let him know now before further works performed.
